General

How long has ReDev been in business? The Redevelopment Group was founded in 1998 by Patrick Dubach, right as Indianapolis was beginning its resurgence. We've been building and remodeling across the city and the northern suburbs ever since — over 25 years of projects, relationships, and hard-won experience.

Do you do free consultations? Yes. The first conversation is always on us. We'll come to you, learn about your project, walk through our process, and give you a realistic sense of what your vision would involve. No obligation, no pressure — just an honest discussion about whether we're the right fit.

Is ReDev a higher cost than other contractors? A common misconception. Our clients consistently tell us we're competitively priced — especially given what we deliver. Our standard finishes run above builder grade, so on paper we may look more expensive than a baseline bid. But we lead with honest, comprehensive estimates, and our reputation is built on finishing jobs beautifully, on time, and within budget. That's what keeps our clients coming back and sending their friends.

Do you build garages or carriage homes? Absolutely — and we love them. Carriage homes are some of our favorite projects. There's something genuinely fun about fitting all the character and craft of a full home into a smaller footprint. If you have an idea, we'd love to talk through the possibilities and give you a realistic sense of what it would take.

Can you build or remodel from a client-supplied design? Absolutely — and we do it often. We've completed some of our best work alongside architectural firms our clients brought to the table. We're also frequently part of the design process itself, sitting in the room with architects and clients to provide budget guidance from the start. The earlier we're involved, the smoother everything tends to go.

How do I know if my project is the right size for ReDev? We work across a range of project sizes, but where we add the most value is on larger, more complex remodels — whole-home transformations, significant additions, and projects that require real coordination across multiple trades. If your project has layers to it, you're in the right place.

How much does a custom home cost? Every custom home is different by definition, which makes ballpark numbers genuinely misleading. What we can tell you is that we work with you from the earliest stage to build a scope that matches your vision and your budget — and we're honest when those two things need to be reconciled. A detailed conversation is always the right starting point.

What's the first step in building a custom home? A conversation. We'll come to you, learn about your vision, walk through our process, and give you a realistic sense of what your project would involve. There's no obligation and no cost to that first meeting — just an honest discussion about whether we're the right fit.

How disruptive is new construction to my daily life? Less than you might think. Because we're building from the ground up rather than working inside your existing home, most of the disruption is contained to the job site. We keep you informed throughout and plan milestones so you always know where things stand and what's coming next.

What areas do you serve? We build and remodel throughout greater Indianapolis with a strong focus on the northern suburbs — Carmel, Zionsville, and Fishers. We're also deeply rooted in Indianapolis proper, from established neighborhoods like Broad Ripple and Holy Cross to newer infill developments across the city.

Remodeling

Do you self-perform the work? We work with a carefully curated network of subcontractors and suppliers that we've built over decades — many of our key trades have been with us for 15 years or more. This approach keeps our fixed costs lean and lets us deliver maximum value while maintaining the predictable quality our clients expect.

Do you design in-house? We have deep, established relationships with some of Indianapolis's best design partners. These collaborations bring consistency, creative range, and budget-conscious thinking to every project — and the results speak for themselves.

How much does a remodel cost? Every home is different, and a real number requires a real conversation. We start with an on-site consultation to understand the existing conditions and what your vision will actually require — then we put our experience to work advising on cost impacts and helping you make informed decisions before design begins.

How disruptive is a remodel to daily life? We plan every project with your daily routine in mind. Sequencing, scheduling, and clear communication are built into our process specifically to minimize disruption. For larger whole-home projects we'll walk through realistic expectations upfront so there are no surprises — but our goal is always to get in, get it done, and get out of your way.

New Construction

How long does it take to build a custom home? A typical custom home build runs 10–14 months from groundbreak, depending on scope and complexity. The design and planning phase before that varies based on how much is decided upfront — and the more we're involved early, the smoother that timeline tends to run.

Do you help with lot selection? Yes. We maintain an inventory of carefully selected lots across greater Indianapolis and the northern suburbs, and we're experienced working with clients who already own land. Either way, we can help you evaluate a site before you commit.

How do I know if my project is the right size for ReDev?
