The The ReDevelopment Group (Redev) was established by Patrick Dubach in 1998 with a singular but multifaceted mission: to be a catalyst for stabilizing blighted communities in downtown Indianapolis. The strategy deployed to execute the mission was to forge a for-profit development company with a heart for community residents.  The vision was to establish acquired properties and renovate dilapidated homes into attractive market-rate dwellings that blended seamlessly with the existing low- to moderate-income properties.

Holy Cross Neighborhood Redevelopment

Patrick moved into Holy Cross in the early 2000s shortly after the company was established, as did his son Joshua. Like many downtown neighborhoods at that time, the Holy Cross community had experienced a significant decline, yet many legacy residents owned their homes and still took pride in the community. 

Redev focused efforts on 14 gut-to-stud rehabilitations of boarded-up homes concentrated on a two-block area of the neighborhood.  With each completed project more excitement emerged, and eventually the vacant and overgrown problem properties became attractive for further stabilization and development. Today, legacy residents still proudly dwell in the thriving Holy Cross neighborhood, with equity in their homes and pride in their community.

The Monon16 Redevelopment

Following up on their booming success in Holy Cross, Redev championed similar pioneering efforts in the historic Herron-Morton and Old Northside neighborhoods.  In 2018, Redev led a collaborative development in a blighted portion of the Kennedy King and Hillside neighborhoods affectionately called the Monon16.

With Redev and Renew Indy at the helm, this comprehensive development utilized key infrastructure support from the City of Indianapolis, David Weekley Homes, and Habitat for Humanity.

The infill development featured more than sixty neglected vacant lots that had been central targets for illegal dumping and crime. The lots were cleared, the streets were improved, and sidewalks and alleys were built. This effort has attracted new homeowner investment and a renewed vibrance in the community that had experienced decades of decline.

The inclusive and diverse community now bustles with activity as new owners and legacy residents embrace one another and enjoy their newly safe and walkable community. As the final lots in the development are completed, Redev looks forward to its next chapter and strives to continue its quest to stabilize and rebuild communities in downtown Indianapolis.

Patrick Dubach


Pat founded The ReDevelopment Group (Redev) in 1998, and is the firm’s Chief Executive Officer. Since forming Redev, he has consistently relied on his business expertise and background in Business Administration, Professional Accounting, and as former Senior VP of Finance & Information Systems to establish a sound strategy to renew downtown communities and produce high-quality housing in Indianapolis. Pat’s vision for lasting change and improvements in the construction realm has led him to created a boutique experience for each of Redev’s clients.

Pat loves working on the business and has no plans to retire anytime soon. He and his wife live in Holy Cross and love all that downtown has to offer.

Josh Dubach


Josh joined efforts with his father in 2000 and is now the President of Redev.  He heads sales and project development and focuses on process improvement daily.  He has a love for construction and extensive experience completing complicated infill projects in Indianapolis.

After completing his degree in Communications & Technology from Purdue University, Josh began his career with Redev as a framing carpenter and has had many roles and responsibilities since.  He is a family man who enjoys traveling with his wife and three beautiful children, a good game of golf, and socializing with friends. 

Michael Cook

Quality Assurance Manager & Estimator

Michael is responsible for forecasting and tracking project costs, assisting with strategic planning to ensure the sustainability of the Redev mission. With a BA in Human Resources Management and an MA in Public Administration, he joined Redev in 2014.

When Michael is not working or volunteering, he enjoys time with his wife and two daughters, cooking for family and friends, walking or biking on the cultural trail, playing at Highland Park, and taking advantage of everything the city has to offer. If it’s going on downtown, Michael and his family will be there!

Emily Stephenson

Project Coordinator / Interior Designer

Emily earned a BA in Interior Design at the Art Institute of Indianapolis and joined the firm in 2014. She has an exceptional eye for design and provides a valued service to Redev’s clientele, creating their dream spaces while staying within budget.  She has many partners in the design industry, and her knowledge and experience help to make Redev projects stunning.

Emily and her husband spend their free time raising two wonderful children and completing projects that beautify their home.  When she finally does sit down, you will find her hanging out with family, friends, and her beloved dog Brunia. Emily is an avid football fan and cheers for her hometown Bears.

Aaron Wood

Project Manager

Aaron holds a BLA in Landscape Architecture from Purdue University and joined the firm as our Project Manager in 2014. He directs sub-contractors, coordinates site activities, and creates a personal experience for every client. His primary goal is ensuring that your house is built to Redev standards.

Aaron loves taking strolls with his wife and two amazing children on The Cultural Trail and all around town.  Aaron is a dedicated sports fan and aspiring foodie who can often be spotted at Victory field,  quaint restaurants, or at a Colts tailgating at a Colts game.  He was also the head designer for a pocket park in his neighborhood, Fletcher Place.
